Water Use Restrictions extended to October 1st

The Southwest Florida Water Management District's Modified Phase III one-day-per-week water shortage restrictions have been extended through Oct. 1, 2026. Further information can be found on their website by clicking here.
Are you interested in joining our Board of Directors?

We are always looking for Owners who are interested in, and would like to help manage the affairs of our Community. We especially need full-time resident Owners, but we need others as well. Prior experience is not a requirement - just a desire to keep our community a wonderful place to live.
 
While we currently do not have any open positions on the Board, please think about running for a Board position at our Annual Meeting in February each year. For consideration at the annual meeting, nomination papers must be received by our Property Manager by late December/early January. This timing really comes up fast - especially for snowbirds, and is easy to miss.
 
If you would like a more direct role in our Community, please reach out to me, or any of our Board members. Its a lot of fun, very rewarding, and not as much work as people think.

Board member resignations

With great reluctance we would like to inform you that Bob Willis and Sue Piedmonte have resigned their positions on the Board today (June 4).  Both Bob and Sue brought a lot of experience and a passion for service to our membership to the Board and we thank them for everything they have done for the Board and for our community.  We wish them all the best for the future.  Their presence on the Board will definitely be missed.

2024-12-31 Financial Audit and Statements

The audit of the 2024 Financial Statements has been completed.  The auditor's report and accompanying financial statements is available under the Budget & Financial Statements for 2024 (under the Documents menu) or by clicking here.
 
A reconciliation of the 2024 audited financial statements and Management & Associates financial statements (including adjustments) is also available in that same folder, or by clicking here.
Please use Work Orders when you have a maintenance issue or request

Mentioning issues or requests directly to a Board member, or to our Maintenance Team (John and Matt) is NOT a good way to communicate them and to get action started on their resolution.  There are much better ways to ensure your issue is dealt with as quickly as possible.

Please note that the Residents Social Directory (under Documents) that was compiled by Ro Bausert & Doris Willis was completed back in January, 2023, and may no longer contain current information.  For the most up to date information use the "Member Directory" that can be accessed from the "Members & Residents" pull-down menu.  Residents maintain their own contact information, so it will be as accurate as they have made it.
Rodents In Your Engine Compartment

It's been reported that a few residents have had problems lately with mice/rats/squirrels getting into their car's engine compartment and doing damage (eating wires, etc.). This is an age-old problem and difficult to deal with. The March, 2021 and January, 2022 issues of our Wedgewood Newsletter contain some advice on deterring these critters.

Avoiding Leaks From AC Units

Resident Kirk Williams recently shared an experience he had after an AC Air handler developed a leak and water damaged the condo unit below his; while this occurred in an upstairs condo unit, it could also happen in a ground floor condo and water could seep into the condo next door. Kirk's story:
 
"For those in units C and D (upstairs) you may be interested in this. I had an upstairs unit whose air handler developed a leak. Since it seeped through the concrete floor into the unit below and the owners of that unit were up north, it wasn't discovered until a great deal of damage had been done below. Won't go into what but it took weeks to repair. Don't think that a regular tune-up will prevent a problem as I always have annual ones done. It was an unforeseen issue. Anyway, I was having my annual tune-up done and was telling my A/C tech about what happened and he said he could have a drip pan fabricated, with float switch, that would go along way to preventing something like this in the future. So below is a pic of the drip pan installed and I now have peace of mind and I'm sure my downstairs neighbors are protected. Sure, insurance paid for the fix but for $235 I hopefully won't have to deal with all the paperwork, interviews, and other assorted headaches. Seriously, not fun. If interested call Steve's A/C at 727-868-6465. BTW, if you're looking for a good, HONEST, company, Steve's is one to consider. I had a house that one company said I needed an $1800 repair. Gave Steve's a call and after an $89 service, said there was nothing wrong with my system."
