Please use Work Orders when you have a maintenance issue or request
Posted on Sep 24th, 2025

Mentioning issues or requests directly to a Board Member or directly to our Maintenance team (John and Matt), is NOT a good way to communicate them and to get action started on their resolution.  We recognize these may seem to be the easiest and quickest way, but it adds an extra step in the process which can cause communication challenges and delays.  John and Matt are busy, and focussed on the work they are doing.  Interruptions like this not only risks interfering or delaying the important work they are already doing, but it also increases the risk that in spite of their best efforts, they may not remember what you discussed with them.  Raising your issue or request with a Board member or another resident, or posting it on the Wedgewood Facebook page does not ensure it gets to the right person in a timely way.  It is best to "write it down" and submit them through one of the approaches described below, where your issues can be logged, scheduled and tracked.

The best ways to raise a maintenance issue or request that you would like to have looked into, are to use one of the following:

1. Submit a Work Order request
Work Order request forms are available outside the entrance door to the Clubhouse (on the Shuffleboard side).  You can also download a "fillable" pdf version of the form here, or in the "Quick Links" section on the "Home" page.  Once completed, Work Order requests can be placed in the Completed Work Order box at the same location as the blank forms - these are picked up daily.  Completed pdf forms can be emailed to our Maintenance Team at wedgewoodmaintenance1@gmail.com

2. Telephone or eMail your request to our Property Manager
Details of your issue or request can be emailed to the Management & Associates Service Department at rdoherty@mgmt-assoc.com.  All requests are reviewed so that the most appropriate person or vendor can assist.  They also log and track these requests which enables you to monitor the status of your requests on their website at https://wedgewoodcondos.frontsteps.com.  If the matter is urgent, during business hours, please call our Property Manager Ryan Doherty in the Service department at 1 (813) 433-2001.  After hours please leave a message at 1 (813) 433-2000.  They can coordinate and dispatch the necessary resources to minimize the impact of any urgent matter.

3. eMail your request to our Maintenance team
Our Maintenance team has set up an email account (wedgewoodmaintenance1@gmail.com) where you can submit your request.  They check this account daily.

So please respect our Board members and our Maintenance team, and the time and effort they put into addressing your requests and maintaining our community. To ensure your request is captured fully and can be logged, scheduled and tracked, please use one of the above methods for communicating issues or requests you wish to have addressed.
